I got into real estate when the market was crashing about 10 years ago.
Back then it was easy. All real estate was on sale and all that you had to do was buy any beat up house, put a little money into it and sell it(or rent it out) for massive profits.
That all changed sometime between 2013-2014 when the market came back and you couldn’t just buy properties that were listed online anymore.
For the past few years, we have been in a market where the top notch real estate investors in every market are making an absolute fortune and everyone else is getting knocked out of the business.
Why is This?

So...most investors today are either buying properties that everyone knows about(and failing)

However, through trial and error and a lot of failing - I came up with a mechanism that allows me to have agents and other members of my acquisitions team bring me their deals without me spending a dime or any of my own time - and that was a game changer for me.
Full Disclosure - I can and do still spend a TON of money on marketing. I am a big believer in marketing, BUT I could cut my marketing budget to ZERO today and still be the #1 home buyer in Boston
The Mistake I Made Early On:
The biggest mistake that I made early on was that I was trying to do this all myself. If you’re like me, you probably think you can do things better than anyone else.
Don’t get me wrong, I am really smart and hardworking but this thinking got in my way BIG TIME
It wasn’t until I had my Daughter(in January of 2013), that my thinking about the way I did business changed.

I no longer wanted to work 100 hours a week - EVEN THOUGH I LOVED WHAT I DID
By hiring team members to take over the jobs that only I thought I could do, I was able to spend the time with my family that I wanted.
But here’s the real shocker:
Once I started to hire people to take over my roles: I MADE A LOT MORE MONEY in a lot less time

And I was able to spend LESS MONEY ON MARKETING & found more people who wanted to lend me money to fund my deals(my team is taught to raise capital for me).
Once I figured this out, the formula to becoming the #1 home buyer in Boston was actually very simple.
So, the bottom line here is that had I started this team building process further, I would have been even further along than I already am.
I could have fast forwarded my success by over 5 years and made more money in less time with less risk.
